The Barrie & District Association of REALTORS® (BDAR) reports a mixed performance in Simcoe County's real estate market for July 2024. While the year-over-year figures show some gains, the month-over-month numbers indicate a slight cooling as the market continues to stabilize.
Sales in Simcoe County saw a slight year-over-year increase, with 601 homes sold in July 2024, up 2.04% from July 2023. However, compared to June 2024, sales dropped by 4.15%. The average sale price showed a marginal decline, decreasing by 1.09% year-over-year to $854,169, and a smaller decrease of 0.82% from June 2024.
New listings increased by 14.32% year-over-year, with 1,884 new listings in July 2024, though they dropped by 7.15% compared to June 2024. Active listings surged by 43.73% year-over-year and remained stable with a 0.52% increase over last month, suggesting a well-supplied market. The months of inventory rose by 40.86% year-over-year, indicating a shift towards a more balanced market.
"The July statistics demonstrate the resilience of Simcoe County's real estate market. While we see slight decreases in month-over-month sales and prices, the year-over-year growth in sales and new listings highlights the ongoing demand and stability in the region," says BDAR Chair, Lindsay Percy. "The increase in active listings is providing buyers with more opportunities, and we expect this balanced market to continue offering favorable conditions for both buyers and sellers."
